    What is Design-Build?

    Design-build is a method of project delivery in which a single firm (ASI Renovations) oversees the entire project, creating and managing a team of both construction and design professionals from start to finish. Unlike the traditional method of design-bid-build, our system of project management is streamlined to save you time and money by transforming the relationship between designers and builders into an alliance, which encourages cooperation and teamwork.

    Why Design-Build?

    The fundamental philosophy behind design-build is based on teamwork. As the team leader, ASI Renovations brings together all those involved right at the beginning of the project. We work with all of the other designers, contractors and builders to develop the best solutions for your project’s needs. By opening the line of communication early, we ensure that your needs are at the center of each portion of the project and are the highest priority.

     

    What Does Design-Build Save?

    Our approach to managing each project—from small home remodels to major commercial renovations— is focused on you, our client. By employing a design-build management style we are able to save you time and money every step of the way. Because we handle the direct line of communication, we can make sure that the design and construction team have a full and complete understanding of each other’s needs from the start. This relationship saves time by eliminating the need for repetitive exchange of details, measurements, requests, drawings, etc., because all parties have been informed from the start.

    Design-build also gives you the most control over your budget. At the beginning of a project we communicate frequently with both designers and builders to generate an accurate estimate for your budget. We then track the cost of each phase of the project so that you can monitor the costs against your initial budget, which allows you to manage the finances in greater detail—controlling how the money is being spent in each phase.

    Often times the beginning of any project, whether it is renovating an existing room or a designing a new one altogether, can seem quite overwhelming. You need to develop a budget, decide on a color scheme, pick out furniture, design a layout, choose lighting fixtures, sketch out your ideas—and soon enough your dream home improvement project becomes a logistical nightmare. Our job is to make sure that you don’t become discouraged by all these details and to ensure that your vision becomes a reality. We walk you through the home improvement process step by step until your project is completed to your satisfaction.

    Every great home improvement begins with a detailed plan. In residential architecture, the plan is an outline of the features and characteristics of the spaces that you would like the remodel to contain, along with an idea of how those spaces relate to each other and your life inside the home.

    Think of it this way: when you cook, do you like your guests or family to be nearby where you can see and speak with them? Or would you prefer they have a separate space to socialize and eat?

    The critical step of considering and identifying how you want the remodel to function should take place before determining how you envision it looking. In keeping with the adage that form follows function, it is important to talk about how the house works before deciding how it looks.

As the team leader, we want you to feel secure that the designers and builders are passionate about what you want and helping you get there.

    Our project management style operates under the philosophy of open, honest communication. We follow the Design-Build (or Integrative Project Delivery) approach so that we can provide you with the best results before, during and after your project is completed.

    The Integrative Project Delivery process is the most efficient way to manage any construction project. Because the IPD system encourages frequent and open communication between the design team (the engineers) and the contractors, all parties involved in the project are constantly in contact and well aware of your needs. It also minimizes the change order because the designers are working alongside contractors, allowing the pricing to be exceptionally accurate. The budget that you develop can be followed much better under an IPD process, and as the team leader we make sure that all parties stick to it.

    When you don’t follow an IPD plan, you end up with a separate team of designers and contractors who are unfamiliar with each other’s plans. The people who are doing the actual work are isolated from the people who initially designed and developed the plan—and this is highly ineffective. ASI Renovations ensures that the engineers and architects are working directly with the installers every step of the way so that your project timeline is closely followed to get the work done faster.
